The NEST OF GENTLEFOLK is one of the finest apartment blocks in Moscow. It is situated at the intersection of Bolshoi Levshinsky Lane and Maly Levshinsky Lane near the Prechistenka, Ostozhenka Streets and Smolensky and Zubovsky Boulevards. The apartment block is done in the classical style. But not in any particular classical style; it is rather a huge number of styles and potentialities – a space for creation. The building fits into its surrounding context.

Night View Its visual appearance, proportions and the colouring of the façade fit perfectly into the surrounding environment – the architecture of old Moscow, in the centre of which it stands. The reality coincides with the plan. “The apartment block,” said Ilya Utkin, the architect of the Nest of Gentlefolk, “stands on its site, as if it had stood there for a hundred or two hundred years. It arouses positive emotions.” And it’s hard not to agree with him.

Yard An important characteristic of the apartment block’s situation is the distance of the high buildings from the façades, which ensures that the flats get plenty of light. The land on which the block stands is fenced in and equipped with CCTV. The northern internal façade of the apartment block abuts on to a well-appointed courtyard with a landscaped design and small architectural shapes. The courtyard is done in the Italian style, which is not typical for Moscow. In the centre, there’s a Roman fountain and around the perimeter pergolas entwined with wild grapes. It’s a good place to rest on a convenient bench. Especially since in good weather, there will be chamber evenings with live classical music and champagne for the residents.

The unique characteristics of the apartment block include a swimming pool of rare beauty, which is open only for residents. The walls are decorated with mosaic panels.

The Nest of Gentlefolk has only 25 flats. Some of them have been combined with the result that there are 21 families living in the apartment block. The apartment block was opened at the end of 2004. Since building began, the cost per square metre has risen three times.

The Nest of Gentlefolk received the following awards:

  1. The Best Completed Architectural Project in the opinion of the Russian Creators Award jury.
  2. 2. The Best Completed Investment and building Project (the Government of Moscow Award).
  3. 3. The Best First-Class Apartment Block – in the opinion of the M2 – New Apartment Block 2005 jury.

Heat is supplied from the district heating network. Domestic central heating, ventilation and hot water are individually controlled using imported equipment.
Central heating in the flats is by water-fed radiators.

  • A transformer substation with automatic emergency switching to a reserve power-supply cable;
  • Each flat can have an electric water heater installed;
  • A fire-alarm system and a fire-extinguishing system;
  • A water-supply and smoke-extraction system in the event of fire;
  • High-purification water filters to prevent mechanical additives.

The CCTV and communications control make it possible to monitor all premises and engineering equipment in the building and adjacent areas.


Each flat can have an unlimited number of  telephone lines and dedicated fibre-optic lines with Internet access.
Each flat is supplied with cables that provide signals from the majority of accessible TV channels, including digital channels with stereo broadcasting.
The apartment block is fitted with four noiseless KONE lifts: with a lifting capacity of 1000kg which stop at each floor, as well as transfer lifts with a lifting capacity of 900kg. The lift cabins are custom built with increased-height ceilings, a higher level of comfort and an exclusive design.

The architectural appearance of the apartment block fully accords with the historical style of the buildings in the centre of Moscow.
