The complex is being built in the South-West District of Moscow not far from the intersection of Profsoyuznaya Street and Obrucheva Street on an area of land that is being reorganized and rehabilitated. The ensemble consists of nine buildings (varying from 8 to 44 floors) and containing a hotel, aparthotel, office and trade objects.

The complex is located in the western part of the South-Western District of Moscow in the Obruchevsky area not far from the intersection of Profsoyuznaya Street. and Obrucheva Street, and five-minutes walk from the Kaluzhskaya Metro Station.

The complex fits perfectly into the existing landscape and does much to improve the architectural appearance of the district. The South-Western District of Moscow is one of the most prestigious and ecologically clean areas in the city. This is helped by the predominating south-west wind that creates favourable conditions for dispersing the air.

The four main highways, next to which the complex is located, make it possible at any time of the day or night to reach the centre of the city in no more than 30 minutes.

An important factor influencing the prestige of the South-Western District is its social well-being. Over the last decades, the district has acquired the reputation as a place of residence for the scientific and cultural elite. Today, it is developing dynamically, becoming what amounts to a new cultural and business centre. In recent years, quite a number of new business complexes and modern office centres – including the head offices of RAO UES, RAO GAZPROM and SBERBANK RF – have been built here.

The district has numerous first-class higher educational establishments and leading scientific institutions, like Moscow State University, the Moscow State Institute of International Affairs, the State Service Academy, the Academy of the National Economy, the University of Oil and Gas, the Moscow State Institute of Radio Technology and the Geological Prospecting University.

The following leisure activities of a cultural nature are available for this district: the South-Western Theatre, the Meridian House of Culture and the Seven-Studio Cinema Theatre Formula Kino at the Kaluzhskaya Shopping and Entertainment Centre. For those who like a more active leisure, the district offers good conditions for many sports.

The South Western District is the most ecologically clean district in Moscow. This is due primarily to its geographical positioning. The Tyeplostan Heights, the highest point in Moscow (254.6m above sea level), are nearby and these produce a pleasant wind-rose which brings clean air from the wooded park areas.

There are no industrial enterprises nearby, and not far from the residential complex there are vast tracts of forest, like Vorontsovskiy Park and Bitsevskiy Park. And then immediately beyond the Moscow Outer Ring Road, the real forest known as the ‘green lungs’ of the whole district begins. Right near the residential estate itself are the Vorontsovskiye Ponds. The environs of the estate still retain significant elements of the natural landscape and small rivers.  The natural tracts of parkland nearby, like the Bitsevskiy Forest, the Tyoply Stan landscaped game reserve and the natural Vorontsovskiy Park (with its unique corner of Moscow – the famous country estate of the Vorontsovskiy nobles, considered an architectural monument and a fine example of landscape gardening) are excellent places to spend an active leisure.
