TECHNICAL SERVICING

M-MANAGEMENT uses its own staff to provide the complete technical servicing of buildings. This field of activity includes provision of the following services:

  1. The technical servicing of engineering systems and equipment:
    • the central air-conditioning, heating and ventilation systems;
    • the security and fire alarms and the controller system;
    • the water-supply and smoke-removal system (in the event of fire);
    • the water supply and sewerage systems;
    • the power supply systems;
    • the CCTV cameras and the access control system;
    • the TV and radio reception systems;
    • the communications system including the local telephone service;
    • garage doors and heat screens;
    • swimming pool equipment (including the purification, chemical treatment, and water heating systems and water amusements).
  2. Regulation work on:
    • cleaning filters, replacing faulty equipment, checking thermometers and manometers in the water-supply system;
    • servicing the heating system: inspecting and regulating the temperature of the input and return branches, seasonal work on maintaining the system – removing air-locks, checking the thermometers and manometers;
    • servicing the electric light systems in the building: replacing burnt out and faulty bulbs in the lighting equipment inside the building;
    • replacing burnt out and faulty bulbs in the lighting equipment on the   façade of the building;
    • servicing the electric light systems in the building;
    • checking and replacing faulty electrical equipment in the public areas of the building, including the automated system for power-supply protection, switches and sockets, and replacing faulty wiring;
    • servicing the drainage pumps and cleaning the areaway.
  3. Inspecting the work of the lifts.
  4. Ensuring that technical service personnel are on round-the-clock duty at the building to check communications and other systems according to designated regulations.
  5. Seasonal work in preparation for the winter (heating) and spring periods.
  6. Carrying out current, preventive and major repairs.
  7. Getting things back to normal after emergencies.
  8. Making an inventory of technical resources and equipment.

Work is conducted on the basis of the technical documentation provided by the equipment manufacturer, building rules and regulations, and the requirements of the technical inspectorate, the energy inspectorate, the sanitary and disease-control inspectorate and other state inspection bodies.
